The brief
Short answer
Treat foundation repair as a considered purchase. Rank in the Map Pack, run Local Services Ads (foundations is an eligible category) and focused paid search, then win the long follow-up: written inspection reports, engineer coordination, financing and a clear, transferable warranty. Real estate transactions and plumbers are the best referral sources, within each state's fee rules.
- Fact 01HomeAdvisor puts the national average foundation repair at $5,174, with piering at $1,000 to $3,000 per pier (vendor data).5
- Fact 02Virginia's state geology program, citing the USDA, says losses from expansive soils have been estimated at $7 billion a year.6
- Fact 03Texas home inspectors may not take a fee for referring non-settlement services without the client's written consent, and may not repair a property they inspected under a real estate contract within 12 months.9
- Fact 04Under FTC warranty guides, an ad that calls a warranty 'lifetime' should clearly disclose whose or what life it refers to.10
Foundation repair is a slow, anxious purchase. A homeowner notices a crack or a sticking door, searches, worries, asks a friend, and may wait months. Then a home sale, a failed inspection or a bad season forces a decision in days. Lead generation in this trade is about being found during the slow phase and being ready when the fast phase hits. This page covers both, plus the soil, warranty and referral rules that shape demand.

How do customers find a foundation repair company today?
Search demand is concentrated in a few head terms. In the Strive analysis of Google Keyword Planner data from September 2025 to August 2026, “foundation repair”, “foundation repair company” and “foundation repair contractors” were the top national terms, each in the 10,000 to 100,000 monthly search range1. Basement waterproofing and crawl space terms sat right beside them1. Keyword Planner volumes are ranges, so treat them as tiers.
What the data shows:
- The market is smaller but bids higher than in many trades. About 680 distinct search terms were tracked, with a median top-of-page bid estimate of $34.75 and a 90th percentile of $601. These are click estimates, not cost per lead.
- Head terms carry top-of-page bid estimates of $55 to $70. “Foundation repair” and “foundation repair company” were $70, “foundation repair contractors” $56, “basement waterproofing near me” $551.
- Some smaller terms signal urgent buyers. “Slab leaks repair” ($78.04) and “foundation specialist near me” ($75.04) sat in the 1,000 to 10,000 range with bids above the head terms1.
- Brand searches are real demand. Franchise and brand names show up in the raw keyword data, though the published tables filter them out1. Customers who already know a brand are not your easiest leads.
The product changes by region, and the state data makes that visible1:
| Region pattern | States where it shows | What people search |
|---|---|---|
| Slab and slab leaks | Texas (the broadest market by distinct search terms), Arizona | “foundation repair company”, “foundation inspection”, “slab foundation repair near me”, “slab leaks repair” |
| Mixed slab and basement | Kansas, Missouri, Colorado | “foundation repair” plus basement waterproofing and sealing terms |
| Basements | Illinois, New York, Ohio, Indiana | “basement waterproofing near me” ranks near the top |
| Crawl spaces | North Carolina, Georgia, Washington, Oregon | “encapsulation for crawl space”, “crawl space contractors” |
Prices differ as much as products. Median bid estimates were $60 in Kansas, Missouri and North Carolina and $50 in Arizona, but under $19 in Illinois and New York and about $23 in New Jersey1. In Texas, the broadest market by distinct search terms, the median was $40.821.

What is a foundation repair customer and a lead worth?
| Item | Typical cost | Source |
|---|---|---|
| Foundation repair, national average | $5,174 (typical range $2,225 to $8,133) | HomeAdvisor5 |
| Settling or sinking repair | $5,000 to $25,000 | HomeAdvisor5 |
| Piering or underpinning | $1,000 to $3,000 per pier | HomeAdvisor5 |
| Bowing walls | $4,000 to $12,000 | HomeAdvisor5 |
| Waterproofing | $2,000 to $7,000 | HomeAdvisor5 |
| Structural engineer inspection | $340 to $780 | HomeAdvisor5 |
These are vendor figures from an Angi brand. The wide spread matters: a crack-sealing call and an eight-pier slab job are different businesses with different lead values.
Worked example: what one inspection lead is worth
Illustrative inputs, not sourced benchmarks.
- Average job: $5,1745
- Leads that book an inspection: 50%
- Inspections that sign (within 6 months): 35%
- Gross margin: 45%
Lead to job: 0.50 × 0.35 = 17.5%. Gross profit per lead: 0.175 × $5,174 × 0.45 = about $407.
Now test paid search in Texas. At a $50 click (between the $40.82 Texas median and the $55 to $70 national head-term estimates1) and an 8% click-to-lead rate, a lead costs $625. That loses about $218 per lead.
Three levers change the answer:
- Ticket size. If you focus ads and landing pages on pier and underpinning work and the average job rises to $9,000, value per lead becomes 0.175 × $9,000 × 0.45 = $709. Paid search now works.
- Follow-up. If disciplined follow-up lifts the inspection close rate from 35% to 45%, the original $5,174 job is worth 0.50 × 0.45 × $5,174 × 0.45 = $524 per lead. Closer, still short.
- Conversion. At a 12% click-to-lead rate, the lead costs about $417, roughly break-even at the base case.
A common rule of thumb: in this trade, follow-up and ticket size move profit more than cheaper clicks do.

Where do foundation repair leads come from?
| Rank | Channel | Pricing model | Best for | Main weakness |
|---|---|---|---|---|
| 1 | Google Business Profile and Map Pack | Free | Every company | Reviews build slowly |
| 2 | Real estate referrals (agents, inspectors) | Relationship | Fast, motivated buyers | Fee rules; short deadlines |
| 3 | Local Services Ads | Pay per lead | Homeowner calls | Price varies by area |
| 4 | Organic SEO and content | Time | Long research phase | Slow to build |
| 5 | Paid search | Pay per click | High-ticket pier work | Head terms are costly |
| 6 | Plumber and slab leak partners | Relationship | Slab markets | Needs reciprocity |
| 7 | Lead marketplaces | Pay per lead | Gap filling | Shared leads |
Google Business Profile and the Map Pack
Google says local results are mainly based on relevance, distance and popularity (its help page heads the third factor “Prominence”), and says more reviews and positive ratings can help4. Foundation buyers read reviews closely because the job is invisible once finished. Ask every customer for an honest review after the final elevation readings, and post before-and-after photos with the town name.
Real estate transactions
Home sales force decisions. A buyer’s inspector notes movement, the agent needs a repair bid and often an engineer’s opinion, and everyone is on a deadline. Companies that win this channel offer a fast written bid, a clear scope, a transferable warranty and coordination with an independent engineer.
Mind the rules. In Texas, a licensed inspector may not receive a fee for referring services that are not settlement services to a client without the client’s written consent, may not pay or receive fees to or from other settlement service providers for referrals, and may not accept repair work on a property inspected under a real estate contract within 12 months of the inspection9. So the right pitch to inspectors is speed and quality, not money. Agents have their own disclosure duties; talk to an attorney before paying anyone in a transaction.
Engineer reports
Buyers, lenders and nervous homeowners often want an independent engineer’s opinion. HomeAdvisor lists structural engineer inspections at $340 to $7805. Many operators keep two or three independent engineers they can schedule within a week, and let the homeowner hire the engineer directly so the report is clearly independent. A repair plan that matches an engineer’s report closes faster than one that does not.
Local Services Ads
“Foundations services” is an eligible Local Services Ads category in the United States2. You pay per valid lead, prices vary by location and job type, and you manage spend with a weekly budget and monthly cap3. Qualify on the first call: home age, foundation type, what they see, and whether a sale is pending.
Organic SEO and content
Because the research phase is long, content works in this trade. Write pages that answer the questions homeowners ask before they call: which cracks matter, slab versus pier and beam, what an engineer report says, how piers work, what a warranty covers. Add city pages only where you have real jobs to show.
Paid search
Use the bid data to pick terms with high ticket intent (“foundation repair company”, pier and underpinning terms, “slab leaks repair”) and to avoid cheap research terms (“helical piers” carries an $11 estimate, which suggests research rather than buying intent)1. Cap bids at your break-even from the worked example.
Plumbers and slab leaks
Insurance usually does not pay for ordinary foundation settling, but plumbing leaks can change that. The Texas Department of Insurance said in 1997 that the HO-B homeowners policy covers foundation damage caused by accidental discharge or leakage from a plumbing, heating or air conditioning system8. In slab markets, plumbers and leak detection companies see these homes first. Build reciprocal referrals and avoid promising insurance outcomes.
Lead marketplaces
Angi’s 2025 annual report says pros pay for consumer matches “regardless of whether the Pro ultimately provides the requested service”15. In a trade where most homeowners get several bids, shared leads close at lower rates. Test with a capped budget and judge on signed jobs.
Adjacent services
Basement waterproofing and crawl space encapsulation share the same buyers and appear in the same search results1. Waterproofing runs $2,000 to $7,0005. If you offer them, separate the campaigns, because the lead values differ.
05Chapter2 min
Which rules affect how foundation companies market?
This is not legal advice. Confirm the rules for your state and city.
Warranties
Warranties are a lead and closing tool in this trade, and the FTC has guidance on how to advertise them:
- If an ad uses “lifetime” or “life” to describe a warranty, it should clearly disclose the life it refers to, such as the life of the structure or the original owner’s ownership10.
- Ads that mention a warranty should tell buyers where they can see the full written terms11.
One vendor guide notes that some lifetime warranties cover only the piers, not waterproofing or crack repair, and that some exclude natural events like earthquakes12. Transferability matters at resale. Spell out what transfers, how the new owner claims it, and any fee or deadline.
Financing
Financing helps homeowners say yes to a $10,000-plus job. Under Regulation Z, an ad that states a payment amount, number of payments, down payment or finance charge must also disclose the down payment, repayment terms and the annual percentage rate13. “Fix your foundation for $149 a month” needs the full disclosure.
In-home sales
A foundation contract signed at the customer’s home after you solicit the sale generally falls under the FTC Cooling-Off Rule when it is $25 or more17. You must give the written three-business-day cancellation notice, explain it orally, and provide a cancellation form18. Build it into your contract packet.
Licensing
Licensing for foundation work varies by state and city. Check whether your state requires a contractor or specialty license for structural repair, and whether your city requires permits for piering. Engineering opinions should come from a licensed engineer, not a salesperson.
Reviews
The FTC’s 2024 rule bans fake reviews, reviews bought on the condition they are positive, undisclosed employee reviews and intimidation to remove negative reviews16.
06Chapter1 min
When does foundation repair demand peak?
Foundation demand follows soil moisture more than the calendar. Expansive clays swell when wet and shrink when dry, and the Virginia state geology program, citing the USDA, puts losses from expansive soils at an estimated $7 billion a year6. A Texas A&M AgriLife soil scientist explained it plainly in 2022: “When they get wet, they swell, and when they get dry, they shrink”7. During that 2022 Texas drought, one Central Texas foundation company told FOX 7 it had over 125 calls for first-time inspections in a week, which it put at a 25 to 30% increase7. That is one company’s report, not a market statistic, but it fits the pattern many operators see after long dry spells or very wet seasons.
Basement and crawl space demand tends to follow heavy rain and spring thaw in regions with those foundations. The sourced data here does not give a reliable monthly curve. Pull your own call log and Search Console data by week for two years and mark drought and rain events. Then budget for the spikes in advance.
07Chapter1 min
What mistakes do foundation repair companies make with leads?
- Slow first response. In HBR research on 1.25 million leads at 42 U.S. companies, firms that tried to reach a lead within an hour were nearly 7 times as likely to qualify it as those that tried even an hour later14. Foundation buyers call several companies the same day.
- No follow-up system. Many signed jobs come months after the inspection. A free inspection without a written report and a follow-up schedule is wasted.
- Selling the fix before the diagnosis. Pushing piers before an engineer or a careful elevation survey hurts trust and closes fewer real estate jobs.
- Vague warranties. “Lifetime warranty” with no stated life or transfer terms is a weak sales tool and runs against FTC guidance10.
- One campaign for every service. Crack sealing, piers, waterproofing and encapsulation have different lead values.
- Paying for referrals without checking the rules. Texas inspectors cannot take referral fees without client consent9.

A 90-day lead plan for a small foundation repair company
Plan 08.A / Weeks 1 to 12 3 phases
Days 1 to 30Make every inspection count
- W1Clean up the Google Business Profile: categories, service area, photos of real piers, beams and drainage work, with town names.
- W1Set up call tracking by channel and a pipeline sheet: lead date, inspection date, report sent, follow-ups, signed date, value.
- W2Build a written inspection report template with photos, elevation readings and options at three price points.
- W3Write a follow-up schedule: report within 24 hours, calls at day 3, 14 and 45, and a check-in after the next big dry spell or rain.
- W4Rewrite your warranty in plain language: what it covers, the life it refers to, how it transfers and any fee1011.
Days 31 to 60Turn on demand and referrals
- W5Launch Local Services Ads under foundations services2 with a weekly budget you can sustain3.
- W6Meet 10 real estate agents and 5 inspectors. Offer a 48-hour written bid for listings and pending sales. No referral payments without legal review9.
- W7Line up two independent engineers who can see a home within a week.
- W8Launch paid search on high-ticket terms only, with bids capped at your break-even1.
Days 61 to 90Measure and build the long game
- W9Compute gross profit per lead by channel with the worked example.
- W10Cut terms or channels with no signed jobs and above break-even cost. Raise budget on the winner.
- W11Publish four answer pages: which cracks matter, slab versus pier and beam, what an engineer report means, how your warranty transfers.
- W12Contact five plumbers or leak detection companies about reciprocal referrals in slab areas8.

Bottom line
- Foundation repair is a long, considered purchase that turns urgent at a home sale; plan for both phases.
- Head terms carry top-of-page bid estimates of $55 to $70, and Kansas, Missouri and Arizona run far higher than Illinois or New York, so check the math before you buy clicks.
- Ticket size and follow-up decide profit more than click price does.
- Real estate agents, inspectors, engineers and plumbers are the best referral sources, within state fee rules such as Texas’s inspector rule.
- Write warranties and financing ads to FTC and Regulation Z standards, and use them as sales tools.
10Questions owners ask5 questions
Questions owners ask
Q01Should a foundation repair company offer free inspections?
Most do, because the homeowner cannot price the job without one. Free inspections only pay if you qualify the call first (crack location, age of home, recent sale or listing), send a written report, and follow up for months. Charge for engineer letters or detailed reports that buyers and lenders need.
Q02Can I pay home inspectors or real estate agents for referrals?
Check state rules first. In Texas, a licensed inspector may not receive a fee for referring non-settlement services without the client's written consent, and may not do repairs on a home they inspected for a sale within 12 months. Agents have their own disclosure duties. Talk to an attorney before setting up any referral payment.
Q03Does homeowners insurance pay for foundation repair?
Usually not for ordinary settling, but there are exceptions. In Texas, the Department of Insurance said in 1997 that the HO-B policy covers foundation damage caused by an accidental plumbing leak. That makes plumbers and slab leak detection companies useful referral partners in slab markets.
Q04Is a lifetime transferable warranty worth advertising?
Yes, if it is real and clearly explained. Buyers and agents value a warranty that passes to the next owner. FTC guides say a 'lifetime' claim should say whose life it means, and ads should tell people where to read the full terms. Put the transfer steps and any fee in writing.
Q05What is the best way to get foundation repair leads?
Treat foundation repair as a considered purchase. Rank in the Map Pack, run Local Services Ads (foundations is an eligible category) and focused paid search, then win the long follow-up with written inspection reports, engineer coordination, financing and a clear, transferable warranty. Real estate transactions and plumbers are the best referral sources, within each state's fee rules.
