The brief
Short answer
Most people with a bad home improvement loan do not search for an exit firm, so build trust through honest content and referral partners. Your value is checking the loan against TILA rescission, home solicitation and Holder Rule protections. Charge only for work the law lets you charge for, and never promise a cancelled loan.
- Fact 01When a loan puts a security interest on a borrower's principal dwelling, the borrower can rescind until midnight of the third business day, and up to 3 years if the required notice or material disclosures were not delivered.2
- Fact 02In 2021 the CFPB ordered GreenSky, which offered loans mainly through home improvement merchants, to refund or cancel up to $9 million in loans and pay a $2.5 million civil penalty over loans consumers did not authorize.9
- Fact 03Consumer credit contracts arranged by a seller must carry the FTC Holder notice, which makes the lender subject to the borrower's claims and defenses against the seller, capped at amounts paid.11
- Fact 04The Telemarketing Sales Rule bars collecting fees for debt relief services until at least one debt has been settled or altered and the customer has made a payment under the new terms.13
Home improvement financing exit is a small niche built around a common problem: a homeowner signs up for a roof, HVAC system or remodel, often at the kitchen table, and leaves with a loan at a rate or term they did not expect, or one they say they never authorized. Firms that help include consumer attorneys, legal aid groups, housing and credit counselors, and lenders that refinance the balance. This page covers how those clients find help, what a case is worth, and the rules that decide what you can sell.

How do clients find a home improvement financing exit firm?
Mostly not through search. In the Strive analysis of Google Keyword Planner data from September 2025 to August 2026, the 90 distinct terms in this niche were dominated by people trying to get financing, not leave it: “home improvement financing” in the 10,000 to 100,000 monthly range, then “roofing companies that finance”, “roof replacement financing”, “roof financing” and “hvac financing” terms in the 1,000 to 10,000 range1. No state report met the publishing threshold1. Search terms about leaving or cancelling these loans did not reach reportable levels.
Two things follow:
- Contractors and lenders own the search results. Top-of-page bid estimates (high range) were $71.56 for “roofing companies that finance” and $54.14 for “roof replacement financing”, with a median of $28.25 across the niche1. Those are prices set by firms selling projects and loans.
- Your clients arrive after a problem. They find help through an attorney referral, a complaint, a news story or a friend. Plan around referral partners and content that ranks for specific problem questions, such as “can I cancel a home improvement loan” or “loan I did not sign for”.
03Chapter1 min
What is a financing exit client and a lead worth?
There is no public fee benchmark. Attorney-led firms bill hourly, flat or on contingency where allowed; refinance lenders earn on the new loan; nonprofits charge little or nothing. The worked example below fits a flat-fee legal review model.
Worked example: what one lead is worth
Illustrative inputs, not sourced benchmarks.
- Flat fee for a loan and contract review with a demand letter: $1,500
- Leads that book a consultation: 40%
- Consultations that retain the firm: 30%
- Margin after attorney and staff time: 50%
Lead to client rate: 0.40 × 0.30 = 12%. Gross profit per client: $1,500 × 0.50 = $750. Gross profit per lead: 0.12 × $750 = $90.
At $90 a lead, bidding on financing terms that carry $25 to $72 top-of-page bid estimates1 loses money unless almost every click becomes a lead, and most of those searchers want a loan, not a lawyer. The math favors referrals and problem-specific content.
A common rule of thumb: track every lead to a signed engagement and a closed matter. A case that takes 40 hours on a flat fee is a loss, whatever the lead cost.
04Chapter2 min
Where do home improvement loan exit leads come from?
| Rank | Channel | Pricing model | Best for | Main weakness |
|---|---|---|---|---|
| 1 | Referral partners | Relationship | All firm types | Slow; referral fee rules apply to lawyers |
| 2 | Problem-specific content | Time | Attorney-led and nonprofit models | Must be accurate by state |
| 3 | Google Business Profile | Free | Firms with a real office | Few searches name this service |
| 4 | Paid search on narrow problem terms | Pay per click | Firms with tested intake | Policy limits on debt and loan ads |
| 5 | Purchased leads | Per lead | Law firms, within ethics rules | Quality and compliance risk |
Referral partners
Good partners see these loans before anyone else: consumer attorneys who do not handle small matters, legal aid offices, housing and credit counselors, home inspectors who find unfinished work, and contractors who are asked to fix another company’s job. Agree in writing on what each side does. If you are a law firm, check your bar’s rules before paying anyone (see below).
Content that answers the real question
Write one page per problem: missing rescission notice, loan taken out without consent, contractor did not finish, rate different from the sales pitch. Start each page with what the homeowner can do for free, such as sending a written rescission notice inside the window2 or disputing an unauthorized loan with the lender.
Paid search and Google’s policies
Google restricts several kinds of ads that fit this niche. Credit repair ads are not allowed. Debt settlement and debt management ads are allowed only in select locations after an application. Google’s loan modification policy, written for mortgage and foreclosure services, disapproves ads that guarantee a modification, charge an upfront fee unless the service is provided by a law firm, or tell users not to contact their lender, lawyer or counselor16. Financial service ads must also show a physical address and all fees16. If you refinance balances and your ads quote a payment or term, Regulation Z requires the down payment, repayment terms and APR to appear too19.
05Chapter4 min
Which laws and rules affect how financing exit firms get clients?
This is not legal advice. Talk to a consumer finance attorney in your state before you set fees, scripts or partner terms.
TILA rescission: three days, sometimes three years
When a credit transaction puts a security interest on the consumer’s principal dwelling, each owner whose interest is subject to it can rescind2. The window runs until midnight of the third business day after the last of three events: closing, delivery of the rescission notice, or delivery of all material disclosures2. If the notice or material disclosures were never delivered, the right lasts until 3 years after closing, or until the property is sold or transferred, whichever comes first2. The material disclosures are the APR, finance charge, amount financed, total of payments and payment schedule, among others2. Unless the consumer waives the right, the creditor may not disburse money outside escrow, perform services or deliver materials until the window has passed2. Purchase mortgages are exempt2.
Not every home improvement loan is secured by the home, so this right will not apply to every client. The first intake question is whether a lien or mortgage was recorded.
Home solicitation rules
The FTC Cooling-Off Rule gives three business days to cancel covered sales made at the home, but it excludes transactions that already carry a TILA rescission right3. For sales it does cover, the seller may not assign the buyer’s note to a finance company before midnight of the fifth business day after signing4, a detail worth checking when a loan funded the same day.
State laws add more:
- California gives three business days, or five for a senior citizen, to cancel a home solicitation contract5. The statute defines a senior citizen as someone aged 65 or older, and, like the FTC rule, it excludes contracts that carry a federal rescission right6.
- Florida gives three business days and requires notice of the right to cancel on every note or other evidence of debt given in a home solicitation sale7.
- Texas gives three business days to cancel covered consumer transactions10.
The Holder Rule
When a seller arranges consumer credit, the contract must carry a notice that any holder “is subject to all claims and defenses which the debtor could assert against the seller”, with recovery capped at amounts the debtor paid11. In plain terms, if the contractor did not deliver, the borrower may be able to raise that against the lender. Check that the notice is in the contract.
What the CFPB has done
In July 2021 the CFPB issued a consent order against GreenSky, a fintech that serviced and facilitated loans offered mainly through home improvement merchants89. The CFPB found that GreenSky received at least 6,000 complaints from 2014 to 2019 from consumers who said they did not authorize a loan application, and that the company’s own complaint investigations found its merchants at fault in at least 1,600 instances9. The order required GreenSky to refund or cancel up to $9 million in loans, pay a $2.5 million civil penalty and add verification procedures9. The case shows that unauthorized home improvement loans are a documented problem. It does not mean any given client’s loan will be cancelled.
Fee rules for debt help
If your service offers to renegotiate, settle or alter the terms of debt owed to unsecured creditors, it meets the Telemarketing Sales Rule’s definition of a debt relief service12. When sold by phone, you may not collect fees until at least one debt has been settled or altered under a written agreement and the customer has made at least one payment under it13. The usual exemption for calls that consumers place in response to ads does not apply to debt relief14, so inbound calls from your ads are covered.
If you promise to improve a client’s credit record, the Credit Repair Organizations Act bars charging before the service is fully performed15.
Attorney-led models
Many firms in this niche are law firms, because rescission and Holder Rule claims are legal work. Lawyers follow their state’s ethics rules on marketing. Texas is a clear example17:
- A lawyer may not pay a non-lawyer for soliciting or referring clients, though paying reasonable fees for advertising is allowed (Rule 7.03(e)).
- A lawyer may pay for lead generation only if the lead generator does not recommend the lawyer, does not imply the referral is unpaid, and does not suggest it has analyzed the person’s legal problem (Rule 7.03, comment 13).
- Texas lawyers must file advertisements with the State Bar’s Advertising Review Committee within 10 days of first dissemination, unless exempt (Rule 7.04).
Claims to avoid
FTC Act Section 5 bars deceptive practices18. Avoid “we cancel your loan”, “stop paying your lender”, “guaranteed refund” and any hint of a government program. Telling clients to stop paying can damage their credit. Google also disapproves loan modification ads that ask users to bypass their lender or discourage them from contacting it16.
06Chapter1 min
When does demand peak?
No verified public source gives a seasonal pattern for financing exit cases, and the state data is too thin to show one1. A common rule of thumb is that problems surface when the first statements arrive, weeks after signing, so intake lags project season. Track your own intake by month before you plan around it.
07Chapter1 min
What mistakes do financing exit firms make?
- Selling a free right as a paid service. A homeowner inside the rescission or cooling-off window can send the notice themselves23.
- Charging fees the rules do not allow. Telemarketed debt relief and credit repair have strict fee timing rules1315.
- Promising a cancelled loan. The GreenSky order shows a problem exists, not that a client will win9.
- Paying non-lawyers for referrals in a law firm model. State rules such as Texas Rule 7.03(e) forbid it17.
- Bidding on financing keywords. Those searchers want a loan1.
- Skipping the lien check. Whether a security interest exists decides which rights apply2.

Days 61 to 90Measure
- W9Calculate gross profit per lead and per closed matter.
- W10Test a small, policy-compliant ad on two narrow problem phrases16.
- W11Drop any source with no engaged clients.
- W12Refresh every legal page and date it.

Bottom line
- Search demand in this niche is for getting financing, not leaving it, so referrals and problem content bring clients.
- The lien question decides the rights: three-day TILA rescission, extended up to three years when disclosures are missing, applies only to loans secured by the home.
- Home solicitation laws and the Holder Rule give homeowners more tools, and some of them are free to use.
- Debt relief, credit repair and lawyer marketing rules limit when and how you can charge and pay for leads.
- Never promise a cancelled loan or a refund.
10Questions owners ask5 questions
Questions owners ask
Q01Can a homeowner cancel a home improvement loan?
Sometimes. If the loan put a lien on the borrower's principal dwelling, federal law gives three business days to rescind, and up to three years if the required notice or key disclosures were missing. An unsecured loan has no federal rescission right, but the contract may still be cancellable under home solicitation laws if it was sold at the home.
Q02Can an exit firm charge an upfront fee?
It depends on what you sell and how. Debt relief sold by telemarketing cannot collect fees until a debt is actually settled or changed and the consumer has paid under the new terms, and credit repair organizations cannot collect before the work is fully performed. Law firms work under different rules. Have counsel review your fee design.
Q03Can a law firm buy leads for loan exit cases?
Usually, with limits set by state ethics rules. Texas, for example, lets lawyers pay for lead generation if the lead generator does not recommend the lawyer or imply it has analyzed the person's legal problem, and it bars paying non-lawyers for referrals. Check your own state bar's rules.
Q04Is there search demand for home improvement loan exit services?
Not much that can be measured. The searches in this space are mostly about getting financing for roofs, HVAC and other projects. Exit-intent searches did not reach reportable levels, so most clients come from referrals, complaints and content rather than paid search.
Q05What is the best way to get home improvement loan exit leads?
Search demand in this niche is for getting financing, not leaving it, so most people with a bad home improvement loan never search for an exit firm. Referrals and honest content about the problem bring clients. Charge only for work the law lets you charge for, and never promise a cancelled loan or a refund.
