The brief

Short answer

Split the market by ticket size. Carports and small garages are a fast, price-shopped sale; shops, barns and pre-engineered commercial buildings are slow, engineered sales worth far more per lead. Rank locally, run paid search on building terms with fabrication and DIY terms excluded, quote to local wind and snow loads, and write rent-to-own and financing ads to state and federal disclosure rules.

  • Fact 01HomeAdvisor puts the average metal carport at $5,400, in a normal range of $2,700 to $7,800 (vendor data).2
  • Fact 02Cle Elum, Washington requires metal carports to carry a 100 pounds per square foot snow load and 115 mph wind load, with plans engineered by a Washington-licensed engineer.6
  • Fact 03Texas requires a rental-purchase ad that states a payment amount to also state that it is a rental-purchase agreement and the total amount and number of payments to own.9
  • Fact 04In the Strive analysis of Keyword Planner data, 'pre engineered metal building' appeared in 27 of the 41 state reports, with bid estimates from about $8 to $19.1

“Metal building” covers a $1,550 carport kit and a pre-engineered warehouse, often sold by the same company. Lead generation works only when you separate them. The carport buyer wants a price, a color and an install date this month. The shop or commercial buyer wants engineering, a foundation plan, permits and sometimes financing, and may take a year to decide. This page covers both, plus the dealer versus erector split and the disclosure and code rules that shape every quote.

Disclosure. Strive LeadGen is a new company (founded 2026) building lead generation sites and flat-fee marketing for businesses like these. It has no clients yet. Guides cover channels Strive does not sell and cite their sources. Market figures are Strive's analysis of Google Keyword Planner data (method).

02Chapter2 min

How do customers find a metal building company today?

Search demand is broad, and it is mixed with searches you do not want. In the Strive analysis of Google Keyword Planner data from September 2025 to August 2026, about 690 distinct terms were tracked, with a median top-of-page bid estimate (high range) of $3.97 and a 90th percentile of $7.701.

What the data shows:

  • Local buying terms lead. “Metal buildings near me” and “steel buildings near me” each sat in the 10,000 to 100,000 monthly range at $7.00, “pole buildings near me” at $5.66, and “metal building kits” and “steel building kits” at $4.411.
  • Barndominium searches overlap. “Barndominiums” was the single largest term, in the 100,000 to 1 million range, at a $1.70 estimate1, and barndominium terms appeared in all 41 state reports. Treat it as its own market with its own page (see the barndominium hub).
  • Fabrication is a different service. “Metal fabricators near me” and “metal fab near me” sat in the 10,000 to 100,000 range at $7.221, and fabrication terms appeared in 31 of the 41 state reports. A building seller who bids on them pays for welders’ customers.
  • Commercial buyers are a small, valuable pool. “Pre engineered metal building” appeared in 27 of the 41 state reports, each in the 100 to 1,000 range, with estimates from $8.16 in Minnesota to $19.21 in Indiana1.

The product mix changes by region1:

Table 02.1
PatternWhere it shows (of the 41 state reports)What people search
Carports13 states, mostly the Southeast (Alabama, Georgia, Florida, the Carolinas, Tennessee, Virginia, Louisiana)“metal carports” at $2.19 to $3.45
Pole buildings16 states, mostly the Midwest and Northwest (Indiana, Ohio, Michigan, Pennsylvania, Wisconsin, Washington, Idaho)“pole buildings near me” and similar pole terms at about $4 to $19
Pre-engineered and commercial27 states“pre engineered metal building” at $8 to $19

Texas, Florida, California, North Carolina and Georgia are the largest markets by volume, and Texas had by far the most distinct terms (198)1. Per resident, Tennessee, North Carolina, Arkansas, Indiana, Georgia and Virginia lead, while New Jersey, Maryland, Massachusetts and Connecticut sit well below the US average1. Median bids were highest in the West (Colorado $5.52, Utah $5.29, Arizona $5.15) and lowest in Alabama ($3.22) and Michigan ($3.26)1.

Worked example: three tiers, three lead values

Illustrative inputs, not sourced benchmarks.

Table 03.2

Carport (dealer)$5,400212%20%$130$2.6616%$44
Steel garage or shop$20,000320%12%$480$7.0015%$140
Pre-engineered commercial$150,00012%5%$900$15.0014%$375

The arithmetic for the carport row: 0.20 × $5,400 × 0.12 = $130 per lead, against $2.66 ÷ 0.06 = $44 per lead. For the shop row: 0.12 × $20,000 × 0.20 = $480, against $7.00 ÷ 0.05 = $140. For the commercial row: 0.05 × $150,000 × 0.12 = $900, against $15.00 ÷ 0.04 = $375.

All three work on paper, but for different reasons. Carports are thin per job, so they work only with fast response and high close rates. The shop and commercial tiers carry more profit per lead but need engineering, foundation and permit skills to close. The decision rule: put budget where you can deliver. A dealer without crews should not bid $15 on commercial terms it cannot build.

04Chapter1 min

Dealers, manufacturers and erectors: who owns the lead?

A common setup in this trade has three players:

  • Manufacturers design and fabricate the building or kit.
  • Dealers (lots, farm stores, independent sales reps, websites) quote and take orders, often for one or more manufacturers.
  • Erectors and contractors pour foundations and put buildings up, either as the manufacturer’s crew or as independent companies.

This affects lead generation in three ways. First, speed: when a dealer forwards a lead to a manufacturer, the buyer may wait days for a quote while a competitor answers in minutes. Second, attribution: if the manufacturer controls the install schedule, the dealer’s ad spend and the sale can be hard to connect. Third, reviews: buyers review whoever delivered and built the building. Agree in writing who answers the lead, who quotes, who schedules, and who asks for the review.

Google Business Profile

Google says local results are mainly based on relevance, distance and popularity (its help page heads the third factor “Prominence”), and that more reviews and positive ratings can help a local ranking14. Post photos of every installed building with its size, use and town. Buyers want to see the anchor and foundation details as much as the color.

Local Services Ads

There is no metal building, carport or pole barn category in the US Local Services Ads list. “General contractor” is listed13. Check the job types your account offers before relying on it.

Split campaigns by tier, and send each to its own page with prices. Add fabrication, sheet metal, scrap, roofing panel and plan terms as negatives. Bid up on “near me”, kit and pre-engineered terms, which carry the buying intent1. Cap bids at the break-even from the worked example.

Website and quoting

Many buyers want a price before they talk to anyone. A configurator or a short form with size, use, county and site status (cleared, slab, permit) lets you send a firm range the same day. The county field matters because loads and permits differ (see below).

Lead marketplaces

Angi’s 2025 annual report says pros pay for consumer matches “regardless of whether the Pro ultimately provides the requested service”16. Test with a capped budget and judge on signed orders.

06Chapter3 min

Which rules affect how metal building companies market and sell?

This is not legal advice. Confirm the rules for your state and every jurisdiction you sell into.

Wind and snow loads

Design loads differ enormously by place, and a building quoted to the wrong load can fail inspection or worse. Two examples:

  • Peoria County, Illinois requires carports rated for 90 mph winds and a 20 pound snow load, says carports under 200 square feet can sit on gravel with earth anchors, and requires 200 to 600 square foot carports and garages to sit on a monolithic slab7.
  • Cle Elum, Washington, under a carport policy in effect since 2009, requires a 100 pound per square foot snow load and 115 mph wind load, and requires plans engineered by a Washington-licensed engineer that state the load capacities and the footing and hold-down details6.

On the Texas coast, buildings in the designated catastrophe area (14 coastal counties and parts of Harris County) generally need a TDI certificate of compliance (a WPI-8 for work inspected during construction, or a WPI-8-E for completed work) to be eligible for a Texas Windstorm Insurance Association policy, and TDI says most new construction requires an inspection8. If you sell there, explain who handles the inspection.

Put the design loads on every quote, and build a lookup table by county for your service area.

Rent-to-own

Some carport and portable building sellers offer rent-to-own, and states regulate it. In Texas, a rental-purchase agreement is one where a consumer uses merchandise for personal, family or household purposes for an initial period of four months or less, renews with each payment, and can become the owner11. An ad that states a payment amount or the right to own must clearly and conspicuously state that it is a rental-purchase agreement, the total amount and number of payments to own, and that ownership comes only after a set number of payments9. The agreement itself must disclose the cash price, the total to own, and any extra fees, among other items10.

Illustrative example: a $5,400 carport on 36 monthly payments of $250 totals $9,000 to own. An ad that says “$250 a month” must also say “36 payments, $9,000 total, rental-purchase agreement” in Texas. Other states have their own rental-purchase laws; check each state you advertise in, and talk to an attorney about whether your program fits the statute.

Financing ads

If you offer credit instead of rent-to-own, Regulation Z applies: an ad that states a payment amount, number of payments, down payment or finance charge must also state the down payment, repayment terms and annual percentage rate12.

In-home and off-site sales

Consumer sales made at the buyer’s home for $25 or more, or at temporary locations such as fairgrounds and convention centers for $130 or more, can fall under the FTC Cooling-Off Rule17. The seller must give the buyer written notice of the right to cancel within three business days, plus a cancellation form18. If you sell at farm or home shows, ask an attorney whether your show contracts need the notice.

Reviews

The FTC’s 2024 rule bans fake reviews, paying for reviews that express a particular sentiment, and certain insider reviews that do not disclose the connection15.

07Chapter1 min

When does metal building demand peak?

The sourced data here does not give a reliable monthly demand curve for metal buildings. Weather limits installs in snow regions, and agricultural buyers often plan around harvest and tax timing, but those patterns vary by market. Pull two years of your own quote requests by month before setting seasonal budgets.

08Chapter1 min

What mistakes do metal building companies make with leads?

  • One campaign for everything. A carport and a commercial building have lead values that differ by about seven times in the worked example.
  • Paying for fabrication clicks. Fabrication terms appeared in 31 of 41 state reports1. Exclude them.
  • Quoting the wrong loads. A 90 mph, 20 pound unit7 is not a 115 mph, 100 pound unit6.
  • Payment-only ads. Rent-to-own and financing ads need total cost disclosures912.
  • Slow quotes through a manufacturer. If the buyer waits days, the dealer loses the sale.
  • Nobody owns the review. Agree who asks for it after install.

A 90-day lead plan for a small metal building company

Plan 09.A / Weeks 1 to 12 3 phases

Days 1 to 30Separate and fix the basics

  1. W1Set up call tracking and a pipeline sheet with a building-type field: carport, garage or shop, pole barn, commercial.
  2. W1Build a design load table for every county you serve: wind, snow, foundation and permit rules678.
  3. W2Rewrite quote forms to ask size, use, county and site status.
  4. W3Audit every payment ad against the rental-purchase and Regulation Z rules912.
  5. W4Clean up the Google Business Profile with installed-building photos and town names14.

Days 31 to 60Turn on demand

  1. W5Launch paid search split by tier, with fabrication, sheet metal, DIY and plan terms as negatives1.
  2. W6Agree in writing with your manufacturer or dealers who answers, quotes and schedules each lead, with a same-day quote target.
  3. W7Visit five general contractors, farm supply stores or ag lenders about referrals for shops and barns.
  4. W8Add a pre-engineered building page with project photos, if you can build them.

Days 61 to 90Measure and adjust

  1. W9Compute gross profit per lead by tier with the worked example.
  2. W10Cut tiers or terms above break-even. Move budget to the tier you deliver best.
  3. W11Have an attorney check whether show and in-home contracts need the cooling-off notice1718.
  4. W12Ask every customer from the last 90 days for an honest review.

10Chapter1 min

Bottom line

  • Metal building search demand is wide but polluted by barndominium, fabrication and DIY searches; filter hard.
  • Carports, garages and commercial buildings are different businesses with very different lead values; budget by tier.
  • Quote to local wind and snow loads; the gap between a 90 mph, 20 pound rating and a 115 mph, 100 pound rating is the gap between a sale and a failed inspection.
  • Rent-to-own and financing ads need total cost disclosures, not just a monthly price.
  • Agree who owns the lead, the quote and the review between dealer, manufacturer and erector.

11Questions owners ask5 questions

Questions owners ask

Q01Is it better to be a metal building dealer or an erector?

They are different businesses. A dealer sells and quotes for one or more manufacturers and wins on response speed and lot traffic. An erector or general contractor earns more per job but needs crews, engineering and permit skills. Many companies do both. Track leads by building type, because a carport lead and a commercial shop lead are worth very different amounts.

Q02Do metal carports need a permit?

Often yes, and the loads differ by place. Peoria County, Illinois requires carports rated for 90 mph winds and a 20 pound snow load, with larger units on a slab. Cle Elum, Washington requires a 100 pound per square foot snow load, 115 mph wind and engineered plans. Check before you quote.

Q03Can I advertise rent-to-own payments for buildings?

Yes, with the right disclosures. In Texas, an ad that states a rental-purchase payment must clearly say it is a rental-purchase agreement, state the total amount and number of payments to own, and say ownership comes only after the payments. Other states have their own rules. If you offer credit instead, Regulation Z ad rules apply.

Q04Why are my metal building clicks so expensive?

Often because you are paying for the wrong searches. Fabrication, sheet metal and scrap terms look similar but are different services, and 'barndominium' and plan terms draw browsers. Add them as negatives, bid on 'near me', kit and pre-engineered terms, and send each type to its own page.

Q05What is the best way to get metal building leads?

Split the market by ticket size first. Carports and small garages are a fast, price-shopped sale, while shops, barns and commercial buildings are slow, engineered sales worth far more per lead. Rank locally with a complete Google Business Profile, split paid search campaigns by tier with fabrication and DIY terms excluded, and send each tier to its own page with prices. Quote to local wind and snow loads so the sale survives inspection.
